Facilitates lease and property acquisitions/disposition transaction; identifies and eliminates surplus space; manages landlord, tenant and preferred vendor relationships. Leads team of real estate professionals in development and implementation of real estate strategy for an assigned territory. Directs the critical front-end lease negotiation phase of the real estate management process. Accountable for all leases in a broad geographic area. Determines locations and negotiates rents and terms. Develops and manages a process to translate business needs into lowest cost alternatives. Uses leverage of existing leases with landlords to influence new rents and to build out space as needed. Develops overall project budgets. MBA preferred with a major in real estate, marketing, or finance. Prior experience of 5-8 years and personal responsibility for large multi-million dollar purchases and lease negotiations, including sale/leaseback and equity positions. Knowledge of legal, tax and finance-related aspects of major real estate transactions.ResponsibilitiesEstablish project execution strategy to successfully complete all key scheduled annual projects.Understand (fundamentally) all real estate related services (property management, leasing, capital markets, construction, design, etc).Track project financial targets with quarterly financial reportingIntegrate alternative workplace strategies into recommended space solutionsManage project operations and staffing requirements.Communicate effectively with team members.Provide and/or maintain project budgets, schedules, and other standard project management tools.Contract with and manage consultants for design, construction and FFE.Direct the completion of project(s) from inception through completion: Ground-up development, building repositioning and/or interiors.Implement and maintain good communications systems amongst project team and business unit client.Establish and deliver results to business unit clients.Develop relationships with consultants/contractors/vendors and evaluate their performance.Reports on project status, secures project authorizations, and develops and maintains schedules, cost reports, and other relevant project information.Chair meetings, prepares agendas, develops and maintains master project budgets and timelines as required for each project and project phase to ensure overall project objectives and that client needs are met.Provides the appropriate documentation and obtains the approvals necessary in advance of making changes, actions planned implying commitments, and expenditures in excess of approved budget.QualificationsBachelor''s Degree from an accredited program in architecture, business, real estate, engineering or construction management.- 5-15 years of progressively increasing responsibility in managing design and/or construction.- Additional certifications preferred, but not required: PE, AIA, LEED, CMAA, etc.- Experience leading and running numerous facets of a large project simultaneously or multiple smaller projects simultaneously.- Ability to develop and cultivate business relationships with existing and prospective clients.Understand architectural and planning principles. Ability to develop space planning concepts and block stack plans.Experienced and knowledgeable in furniture systems and workplace densification/optimization.Understand the basic principles of connectivity to support modern technology as it relates to cabling and equipment installation.Experienced in managing capital and tenant improvement projects and coordination of diverse, concurrent activities; capable of defining project implementation strategies, and articulating that plan to consultants, contractors, and project team members to identify and attain objectives.Knowledge of square foot and unit costs for interior tenant finish and general construction, FFE, and associated project costs; capable of reviewing bids from contractors, analyzing change requests and change orders, and overseeing work to gain most value for client from construction dollars expended; review payment requisitions from contractors and vendors; and implement -ovalue engineering-? activities.Produce realistic critical-path schedules that incorporate all essential elements of the project; knowledge of complex project schedules from inception to completion for relevant project types. To develop master program project overview schedules for management review/ updates/ funding documents/ sourcing packages. Experienced with Microsoft Project to review comment on Construction Managers detailed project workflow/ schedule.Conceptual knowledge of exterior site improvements, building envelope systems and building internal services. A knowledge base of building mechanical, electrical and Life Safety systems.Conceptual knowledge of CCTV, Card Access, Alarms, and other systems and how they integrate into the overall facility use plan.A strong working knowledge of accounting and financial reporting, b
