Job Overview The Comcast Real Estate department is responsible for all major activities in a portfolio of 3,100 properties in 41 states. On an annual basis the Real Estate Department manages approximately 60 significant acquisitions, dispositions, and lease transactions, designs and constructs approximately 20 significant projects, and provides guidance for facilities management across the portfolio. The Real Estate Department tracks the portfolio and related activity using a real estate database management platform. The database is populated with significant property parameters including, but not limited to lease abstracts, lease documents, critical date notifications, deeds, etc, as well as detailed data related to facilities management. Strategic planning at the Division and Region level is completed on an annual basis using the data base information as a basis for past, current, and future activity. Approximately 60 field employees at the Division and Region level have been trained to input information pertaining to their portfolios. The Real Estate department seeks a Database Coordinator/Financial Analyst for an immediate full time position who will be responsible for administering and maintaining the real estate database and maintaining policies and procedures to ensure the security and integrity of same. Furthermore, this position will be responsible for various financial analytic projects and maintenance of departmental financial data. The position requires someone with experience with large real estate databases, the ability to organize work product from multiple sources and strong financial, organization, and computer skills Core Responsibilities Specific Tasks: - Developing, implementing, administering and maintaining the policies and procedures to ensure the security and integrity of the real estate database management software (As of July xxxx the current tool is BIGcenter). - Assists Database Manager (includes, but not limited to) with the monthly rent payment process, lease publication, developing data audits and various other tasks. - Answer database questions and inquiries on real estate or leasing issues. - Tracks lease information, property values, capital expenditures, rental rates, and real estate assessments. - Train new users to work with the real estate database management software. - Conduct financial analysis of all new lease transactions. Work with transaction team on an ad hoc basic to perform financial analysis of existing leases as requested. - Assist field/regional personnel in monitoring and reviewing the building operational expenses and real estate taxes. Ensure costs are in compliance with lease provisions. - Provides ad hoc reports, drawing on data provided by the Regions and business units, on the overall lease/own/real estate portfolio situation (e.g., renewals, expirations, vacancies, etc.). - As required, review and audit department invoices, including, but not limited to major construction applications, department invoices and tenant improvement payments. - Assists the department in annual strategic planning. Tasks - Conducts various statistical and financial reports,as assigned. Gathers analysis and creates reports. - Assists in budgeting, forecasting, variance analyses and related reports, as assigned. -Conducts financial research, analyzes financial performance against objectives, and determines emerging financial trends. -Maintains statistical/financial databases. - Performs additional Business Operations duties and tasks as required. - Consistent exercise of independent judgment and discretion in matters of significance. - Regular, consistent and punctual attendance. Must be able to work nights and weekends, variable schedule(s) as necessary. - Other duties and responsibilities as assigned.
