Position Responsibilities
The Director of Real Estate Expense Audit will have responsibility for auditing the operating expenses for SunGard locations worldwide and for managing the workflow between Corporate Real Estate and SunGard's Financial Shared Services team.
. This role is focused primarily on the review, audit and renegotiation if appropriate (directly with Landlord's designee) of annual expense reconciliation, ongoing OPEX payment in accordance with lease terms, and other expense commitments of the lease, calculating delaps commitments/reserves and maintaining running tally for all applicable leases, working with third party auditors for historical expense reconciliations, working with tax appeal specialists & attorneys.
. Responsible for development, maintenance and upkeep of database and matrix of expense benchmarks by region/country (not currently part of RE database system).
. Assists with development of annual rent and operating expense budgets to be disseminated to each operating unit for incorporation into their business line budgets.
. Responsible for overseeing expense/rent payment process and coding to assure accuracy in workflow.
Position Requirements
. Bachelor's degree, preferably in Accounting or Finance, or the equivalent of education and experience
. Previous experience working in corporate real estate experience, preferably as a corporate property manager
. Must have experience calculating, reviewing and auditing operating expenses
. Experience in real estate lease negotiations (from the lessee standpoint) is desired
. Advanced Excel skills,
. Able work independently
. Must have strong interpersonal skills and leadership qualities
. Must be able to give clear and concise direction to direct reports and other non-direct reports who support the process
. Must be able to successfully interact with staff at all levels within the organization
. Need strong organizational and analytical skills and attention to detail
