Position Summary
The Property Controller will direct the financial affairs of both existing properties and new development projects. The Property Controller is responsible for the maintenance of fiscal records, preparation of
financial reports, and supervision over general accounting and budgetary controls as they relate to
the organization's properties. The Property Controller will be responsible for the financial operations of 7 properties.
Essential Functions
Prepare and review property budgets and subsequent budget revisions to ensure compliance with company policy prior to spending.
Develop and update the financial forecasts for properties based on past results as well as cunent assessments. Conduct trend analyses to predict the financial outcomes of projects. Alert the organization to potential cost over-runs.
Prepare pro-forma financial statements that outline the organization's financial position
based on past and present property operations. Summarize and interpret the results of property activity.
Oversee the close process relative to individual properties, for accounting, budgeting and forecasting. Establish and maintain effective financial controls, procedures and policies to ensure process integrity.
Develop and maintain a model for analyzing property costs.
Identify potential areas of inefficiency and work with management to predict,troubleshoot and prevent cost over-runs.
Assist in the development of
financial ownership and fiscal awareness among
management and operations.
Review and make journal entries required to properly account for property costs according to GAAP and Company policy. Analyze and substantiate all accounts pertaining to
properties.
Management Duties
1. Provide management of depmiment and staff through independent judgment and decision-making.
2. Regularly direct the work of, schedule, and provide staff development opportunities and training to Property Accounting depmiment staff.
3. Perform management functions for the department such as hiring, firing, perfonnance evaluations, disciplinary counseling, salary recommendations, workload distribution, communication, recognition activities, and employee relations.
4. Participate in the development of a departmental budget as part of the organization's budget preparation process, and operate within budget limitations.
