We are seeking a seasoned real-estate professional with proven supervisory experience to assume responsibility for a portfolio of properties in the Greater Philadelphia Area. Candidates should have prior experience as a regional manager, with direct responsibility for over xxxx units, working for a recognized market leader. NAA or equivalent designations are preferred and will be considered in the recruiting process. He or she should be able to demonstrate proficiency in budgeting, risk management, asset management, project management, employee development and discipline. The candidate should be prepared to answer interview questions with examples drawn from experience and to perform critical analysis of actual assets prior to receiving an offer of employment as a demonstration of capabilities and judgment. The individual we seek will have hands on experience and in-depth understanding of the larger property management organization including the ability to lease apartments, run a maintenance department, develop strategic marketing plans and provide good customer service. Weekend hours and scheduling flexibility are requirements for this position. Candidates must have regular access to a vehicle and be legally allowed to drive in the state of Pennsylvania, extensive commuting between assets is a requirement for this position.This is a fast-paced, high intensity role in a dynamic work environment and the ideal candidate will have appropriate background and skills. A minimum of 5 years experience in multifamily housing, including 3 or more with responsibility for multiple sites is a requirement to be considered for this position. Candidates who do not have this experience on their resume will not be contacted.The Regional Manager is responsible for the fiscal performance, personnel development, site operations and general oversight of designated assets.? This includes marketing development, personnel resourcing and training and the physical management and oversight of a multi-site residential portfolio.?Reports to Director of OperationsOther responsibilities include: · Provides leadership and maintains an effective position of authority. Assures that the environment of the properties meets the appropriate standards of quality and safety. Properly selects, trains, and supervises Community Managers. Reviews and evaluates all aspects of the property’s operations and makes changes with Community Manager. Ensures successful operation and optimum financial performance. Provides high level of customer service. Implements system for providing all necessary services to residents, including immediate acknowledgement and prompt action to correct complaints. Stays abreast of outstanding issues at property. Knows community characteristics and regulatory requirements of each property. Demonstrates good communication skills and helps ensure positive communication with and between community, owners, staff and vendors. Challenges all employees to achieve higher levels of performance by establishing written goals. Recognizes employees when performance has met or exceeded expectations. Manages poor performing employees with clear expectations. Is on-call 24-hours a day. Is able to respond to employee concerns, operational issues, resident problems, and/or emergencies, as necessary. Reviews incident reports. Forwards and follows up as appropriate. Adheres to OSHA regulations and observes all required health and safety requirements. Addresses issues communicated by lenders, insurers and other stakeholders; drafts relevant correspondence. Negotiates contracts for services and major capital improvements, oversees implementation and mutual compliance. Enables and maintains financial solvency by monitoring all property and maintenance expenses and budgets. Ensures expense allocations are correct. Reviews monthly operating statements for accuracy. Reviews and prepares as necessary variance reports and financial narratives. Effects cost saving opportunities where possible. Thoroughly understands balance sheets. Prepares Property Annual Operating Budget. Knows debt service coverage and programs. Ensures collections and court actions are done. Develops capital improvement and funding plan.
